Qualifying Requirements

Minimum Property Value

Own one or more UAE properties with a combined certified value of at least AED 2,000,000, in your own name.

Ownership / Financing

The property may be fully owned or financed through a loan from an approved local bank; off-plan property from an approved developer also qualifies once the paid-up value reaches AED 2,000,000.

Health Insurance

Maintain comprehensive health insurance for yourself and any included family members for the duration of your stay.

Clean Criminal Record

Provide a clean criminal record certificate as part of the application.

No Minimum Stay

Golden Visa holders are not required to reside in the UAE for a minimum period each year to keep the visa valid.

  • Stage I

    Property Purchase

    Duration: varies by developer/transaction

    Identify and purchase qualifying property with a certified value of at least AED 2,000,000, in your own name or jointly.

  • Stage II

    Eligibility Confirmation & Application

    Duration: 2-4 weeks

    Obtain a valuation/ownership letter from the relevant Land Department and submit your Golden Visa application along with health insurance and background documents.

  • Stage III

    Visa Issuance
