What is Hungary Residency by Investment?

The Hungary Guest Investor Program (GIP), relaunched in July 2024, lets non-EU nationals obtain long-term Hungarian residency through a qualifying investment. Hungary is a full EU and Schengen member, so the permit gives you and your family the right to live, work, and study in Hungary and travel freely across Europe’s Schengen Area. Unlike many European residency programs, the GIP does not require you to make Hungary your home – there is no minimum stay requirement to maintain your permit.

Qualifying Requirements

Qualifying Investment

Choose one of two routes: a €250,000 investment into a government-approved real estate fund, or a €1,000,000 non-refundable donation to a government-approved higher-education institution.

Guest Investor Visa

Before committing funds, apply for a Guest Investor Visa at a Hungarian consulate – a single-entry visa valid up to 6 months that lets you enter Hungary and complete the investment.

Registered Address

Rent or buy accommodation in Hungary to provide a registered residential address, required for the residence permit application.

Proof of Funds

Demonstrate that your investment capital comes from a lawful, verifiable source.

Health Insurance

Maintain valid health insurance coverage for yourself and any included family members.

Clean Criminal Record

Provide a clean criminal record certificate from your country of citizenship and/or residence.

No Minimum Stay

There is no requirement to spend a minimum number of days per year in Hungary to keep your permit valid.

Our Process

  • Stage I

    Guest Investor Visa

    Duration: 4-6 weeks

    Submit your application and documents to a Hungarian consulate to obtain the Guest Investor Visa, which allows entry into Hungary.

  • Stage II

    Complete the Investment

    Duration: within 93 days of entry

    Enter Hungary on your Guest Investor Visa, complete the €250,000 fund investment or €1,000,000 donation, and secure your registered address.

  • Stage III

    Residence Permit Application

    Duration: approx. 90 days

    Submit your residence permit application in Hungary or via the Enter Hungary electronic platform, complete biometrics, and receive your 10-year, renewable Guest Investor Residence Permit.

Investment Options

€250,000 - Real Estate Investment Fund

Invest a minimum of €250,000 in units of a government-approved, National Bank of Hungary-registered real estate investment fund, with at least 40% allocated to Hungarian residential property. Minimum 5-year hold.

€1,000,000 - Higher Education Donation

Make a non-refundable donation of at least €1,000,000 to a government-approved higher-education institution operated by a public-interest trust foundation.
